How Long Does an Epoxy Floor Coating Last?

There is no single figure for the service life of an epoxy floor; what decides it is the thickness, the traffic the floor carries and the condition of the surface it was laid on. The same product wears at a different rate in a warehouse with forklift traffic than it does in a showroom with light foot traffic.

The most critical stage for service life is not the material but surface preparation. Most of the adhesion is won at the grinding and milling stage; if that step is skipped, even the best resin will lift before long.

Concrete moisture. If moisture is not measured before application, vapour pressure builds up under the coating and blistering appears over time.

Inadequate surface preparation. Where the weak surface layer is not removed, the coating bonds to that loose layer rather than to the concrete.

The wrong system choice. If a thin coating is applied to a floor with heavy forklift traffic, abrasion becomes visible within a few years.

Not observing the cure time. A floor opened to traffic before it has fully cured is left with marks.

Neglected maintenance. Abrasive dust left on the surface works like sandpaper.

Regular sweeping and washing with a suitable cleaning agent make a clear difference to how long the coating lasts. Abrasive brushes and strongly acidic products dull the surface.

Heavily trafficked lanes can be renewed one at a time; there is no need to strip the whole floor. The worn area is milled back and patched with the same system.
